I’ve had my fair share of property experience over the years and as you get older, you certainly learn from your initial mistakes and decisions. The property market is no different and so when you’re putting your property up for sale, it’s important you do it properly to make the most out of the experience.

I would suggest you follow these tips to ensure you are following the right procedures and maximising the amount of profit you’ll make from selling your home.

Firstly, you want the right estate agents when putting a property on the market. I’ve always done my research thoroughly when it comes to estate agents because each one is different. Some will specialise in certain properties, whereas others will be quite broad in their pickings.

It’s important to go for estate agents who are experienced in selling properties such as your own and are reputable within the area.

It’s also worth asking what current buyers they have n their database and how quickly they feel they can get viewers through your doors and of course, buyers willing to make an offer.

There will be some estate agents that are going to talk the talk but when it comes to getting it sold, many of them can fall short.

Discuss pricing and negotiate to find the best option

Discussing the price comes next and if I were you, I wouldn’t settle for anything less than what you had in mind. Of course, what you have in mind needs to be realistic with the current market and the value of similar properties nearby.

While you and I would both love a million for our properties, the reality isn’t going to be quite so sweet.

Discuss the price with the real estate agents and come to an agreement that suits you best. If you’re not happy, you can always look elsewhere. 

Clean up your space for photo opportunities

To help ensure your property sells successfully, clean up your space and keep it clean for when the photographers come around. They’ll need to take pictures in the best light possible, so avoid showing any mess.

The less clutter you have on the floor is also important. Be wary of keeping this space clean when you have viewers too. Make sure to reset any rooms for their original intent to help the prospective buyers imagine what their furniture would look like in your space.

When it comes to putting a property up for sale, it’s important to do your research and assess whether it’s the right time for your property to be up or not.

Depending on if it’s the right time, you’ll then need to ensure the best agent is used and that you’re happy with the price. Hopefully, it will end up with a quick and hassle-free sale.
